Communication If you have bought or sold your home in the past you will be aware that communication with your solicitor is vital during the moving process. We aim to be available to you on the telephone and e mail, or by prior appointment during the transaction to assist with areas on which you require advice.

Change of Ownership
You may simply wish to change the ownership of your property from one sole owner to two or more co-owners or vice versa. We can deal with this on your behalf and advise you in relation to ensuring that you comply with any requirements of your lender.
Ancillary matters
We are also able to deal with any ancillary requirements you may have as the transaction progresses such as Powers of Attorney (where you are likely to be abroad and unavailable for signing documents), the preparation of a Trust deed if appropriate, Planning requirements (for example for extensions on your property), and making a Will to provide for those you wish to benefit.

Understanding Stamp Duty
Stamp Duty (changing to Stamp Duty Land Tax on 1st December 2003): this is the Government tax which is payable when you purchase a property and the following is a guide as to how the tax is calculated:
| Purchase price | £0 - £175,000 | £175,001 - £250,000 | £250,001 - £500,000 | £500,001 upwards |
| Stamp duty | Nil | 1% of the purchase price | 3% of the purchase price | 4% of the purchase price |
If the property you are purchasing is located within a qualifying area which is stamp duty exempt and the purchase price does not exceed £150,000 then no stamp duty is payable. We can check this on your behalf.
